The revenue-generation process

Often, the houses that we purchase just need cosmetic touch-ups.  We intentionally buy “ugly” or run-down houses in good neighbourhoods, and give them a make-over.

We get very substantial appreciation in house value by applying new paint, replacing light fixtures, removing old carpet or vinyl flooring, buffing wood floors, planting flowers and other simple tasks.

In other cases, we build a laundry room, a granny suite or some other more significant project to maximize the return. 

We do NOT buy structurally unsound or dilapidated houses.  Every purchase is viewed as a project, and conservatively assessed for needed or desired upgrades.

If a house needs a new roof, for example, we know beforehand how much it will cost to replace, and we negotiate the price or terms with the vendor accordingly.  We always play it safe, and only buy properties that we have thoroughly screened for profit potential.

There are two forms of money that we take into consideration: capital and cash flow.

Capital is cash.  It’s the money – ours and yours – that goes towards the purchase, upgrade and maintenance of each property.  It is also the cash taken out at the end.

Your investment is capital.  You put in money, let it ride, and get it back at the end of your investment with your profit.  When you invest with us, your money can easily appreciate by 50% or more in just a couple of years.
 

Cash flow is income generated from rents.  When the income is greater than the monthly expenses (utilities, taxes, mortgage payments, insurance, etc.), we receive a positive cash flow.  This is the money that financially carries the property.

Every property we consider must already demonstrate, or have the potential for, a strong positive cash flow.  The bigger the spread between the income and expenses, the better our cash flow will be.

We apply strategies to maximize that spread, by increasing income and decreasing expenses.  Our ability to increase our positive cash flow safely secures your investment, and gives you a much better return than you can expect elsewhere.
